Landscaped courtyard with a Playground, expanded Parking, an amphitheater with a fountain, tree planting, replacement of roofs and sewers in the basements, new utility networks and repairs in neighboring houses. Such work is not carried out by every construction company, but it is SABA GROUP that considers it necessary to improve the living conditions of not only future customers, but also their nearest neighbors.
At first, some local residents negatively perceived the construction of a house on a vacant lot. Another was happy about the opportunity to improve the yard and remove the old fence, which is more than 30 years old. The company also took over the work of preserving the metro mine, for which the city authorities did not have the money.
"We see how it is possible to transform the block, to build a house with modern infrastructure and comfortable landscaping on the site of the landfill <...>. The social burden that we take on ourselves makes the central district of Almaty more comfortable, despite the fact that taxpayers 'money will not be spent on this," said Yerzhan Abdikadirov, President of SABA Group Construction Holding.
According to him, initially the project provided for two nine-story houses, as the company focused on the neighboring nine-story building. The project also provided for a green area and recreation areas. Later, some residents of the nine-story building opposed the number of storeys. Their proposal was taken into account in the SABA Group and now they plan to build one five-story house along Tulebayev Street. The residential building project includes 40 apartments and a large parking lot, which will solve the problem of residents of neighboring houses.
"The building will correspond to the neighboring ones in its archetypal appearance. In terms of height, it will correspond to 5-6-storey residential buildings located on the eastern side of Tulebayev Street. The new house will not stand out from the general background either in terms of height, location or appearance, in addition, it will be located parallel to the movement of the air mass, " Abdikadirov said.
100 trees will be planted around the house, and modern recreation areas, a football field, exercise equipment and playgrounds, an amphitheater and a recreation area with a fountain will be located on the yard territory free from development.
"We took into account the opinion of not only the residents themselves, but also the architects, for example, we consulted with Nurlan Kamitov. Taking into account the wishes of all specialists, we decided to preserve the architectural style, " the head of the company said.
The change in the project was positively received by the residents of the neighboring houses, who had lived near the vacant lot for about 30 years.
"I am a native of the city of Almaty, grew up in this area and raised children, raised grandchildren. The abandoned plot irritated the residents of the nearest houses. Our houses are built in the 50s and 60s, they do not represent any historical value. The houses require major repairs, the yard area requires landscaping. When they say "historical appearance", I do not understand what we can show our tourists – an undeveloped courtyard, metro mines, an abandoned construction site? What is wrong if the investor wants to build a beautiful, modern house instead of all this ugliness and will finally give us the opportunity to live in a new beautiful courtyard, " said Gennady Gusynin, a resident of the house No. 112 on Nazarbayev Avenue.
